Hi all, First off, I just want to take a moment to thank you all for reaching out to me via email, DM, text and every other way possible! I appreciate every note and message. I am really excited to provide you with the details on my latest real estate investment opportunity. As most of you know, my typical process includes identifying and buying land, building office warehouse spaces and then selling at a premium. The Opportunity: Fund F How this this opportunity different? This time, I won’t be developing the land. I plan on buying the land and getting the project plans approved and then selling the land and plans as a package for another developer to build. I just closed on another similar deal and am confident that I can get this project sold within the next 1 year. The opportunity here is basically holding the land for 6-12 months and selling it as a "Plans+Land Package”. In an effort to be transparent I will be sharing closing documents and all other documents with all the investors in this project. This will be a good reference for all of you on how the money is being used. Consider this a learning opportunity. Sources and Uses of Fund Land: I have negotiated the price at $1.1M which is below market for the area we are investing in Architectural and Engineering: I anticipate this to cost around $150,000 to $200,000 (An exact amount will be negotiated with our engineer soon) Taxes and Insurance; will be approximately $50,000/year MUD Utility Fees: $1M This is the fee we will pay to "Harris County MUD 16” to connect utilities to our land to make it showel ready (if I do not use these fund they will be returned to investors) Legal and Accounting: $25,000 This is the payment that will go out to the SEC attorney and accountants for putting this project together. General Partner Fees: $50,000 This is the fee Hamza Invests will charge to oversee the project through completion. The Total Equity Raise (Purchase Price) is 2.2M and I am confident that we can sell this land for $6.5 to $9 a square foot so sale price will be 3.6M to 4.9M. Projected profit could be 20-50% to investors. Of course as is always the case, I can't guarantee this but I can confidently say that the comps suggest significant returns.
