Flex Space CONNECT, our very first in person meet up took place Nov 12th in Houston TX. This event and events like these are a major part of our online mastermind, Flex Space Untapped. FSConnect is designed to complete the circle for many of our members who are actively in the process of becoming developers.
When we were building our mastermind program we knew we had to bring an in person aspect to the program. Our members are located all over the United States but I knew that they needed to walk around a successfully completed flex space development to actually see the tenant profile and the construction phases. Every single one of our members have driven past these office warehouse businesses parks, in fact, you probably have too. Most people have no idea what they’re called, some call them small bay warehouses, some call them office warehouses, but I call them flex spaces. The name doesn’t matter as much as the function and the need of these spaces.
I understood the value and potential of this asset class when I visited a flex space by chance 8 years ago. That visit changed my life, and many of our FSU members have said the same after our meetup. In fact, the event was such a huge success that my team and I are already planning the next one. Make sure you’re subscribed to my newsletter to stay up to date for announcements regarding March 2023!

So what did Flex Space bConnect look like? Let’s take a look at the day:
We started our weekend with a networking event at Bar Louie where a bunch of our members had the opportunity to get together, relax and have some fun before we get into the details of flex space development.
Saturday morning we opened the day with a gourmet coffee cart, breakfast, an opportunity for our members to get to meet each other and the entire Hamza Invests team in person. , an opening speech and of course, one of the best parts of the day, a panel discussion with Sean Lakhani, Ghandi Saad, and Chris Greer. Sean works closely with Hamza on deal analysis and fund structure. Ghandi is a civil engineer and owner of RSG Engineering, he has worked on many projects with me and my projects. Chris Greer is the VP of sales at Rigid, a steel building supplier who has been trusted by Hamza Invests for years. We got a lot of positive feedback regarding the panel, and we got to give our members an opportunity to ask questions about their developments.

We then loaded up our 100 visitors onto 2 charter buses and started our tour. We started out the tour with our latest acquisition, what I’m calling Legacy Land. This is where we plan to move the team to eventually as we have already outgrown the current office before even moving in. We then had a pit stop at our new HQ which is in its final stages of construction. After that, we actually went to visit multiple flex space developments, including my 1 to 16 Million project.

There were 3 more projects I would have loved to tour with our members but unfortunately time didn’t allow (maybe next time?). We ended the day with a dinner for all of our members at Perry’s Steakhouse where I showed those who were there my unique social media/ tenant research approach that gets my projects leased extremely quickly and easily.

Flex Space Connect was more than just answering questions and getting to meet and network with my inner circle. I wanted them to see what they are working towards, what their projects will look like in just a short amount of time, and the possibility for them in this asset class. I saw our members come with questions and leave hungry to build flex space all over the nation. Can’t wait to do this again in Q1 of 2023.

Essential real estate contracts every developer should know

These contracts ensure that the project's scope, timeline, costs, and quality are clearly defined and agreed upon, minimizing the risk of disputes. It is essential for developers to understand the purpose of each contract when working on their project.
